Real Estate as an Asset Class
5 min read
What this unit covers
Look at physical real estate honestly: its illiquidity, its usual reliance on a large home loan, and how its real total return compares with shares and gold once costs are counted.
By the end you will be able to
- Calculate total real return by subtracting holding costs from price growth.
- Explain how a home loan changes both the apparent gain and the real cost.
- Identify illiquidity as a genuine cost of holding property, not a neutral fact.
How it starts: The Flat That Tripled
- A flat bought for 40 lakh rupees is now valued at 1.2 crore.
- The loan interest, maintenance, and taxes paid over 15 years were never added up.
- Did that tripled price mean the money actually grew that much?
Words you will meet
- Total real return
- Price growth minus every cost paid to hold the asset, including the cost of not being able to sell quickly.
- Leverage
- Using borrowed money, such as a home loan, to buy an asset, which magnifies both gains and costs.
- Illiquidity
- The difficulty of turning an asset into cash quickly without accepting a lower price or a long wait.
- Holding cost
- Ongoing expenses paid to keep owning an asset, such as maintenance and property tax.
